Every project moves through five clearly defined phases, tracked in real time so you always know where things stand. All work follows the International Residential Code and applicable local codes.

Pre-Construction: Getting Your Project Set Up for Success

Timeline Expectations

We plan carefully and build in room for the few things no contractor fully controls:

Change Orders & Allowances

Any change to scope becomes a written Change Order you approve first, so you're never charged for work you didn't agree to. Allowances are placeholder budgets for items you haven't finalized, like fixtures or finishes, we true them up once you decide, no surprises at the final invoice.

Why Timely Decisions Matter

Delays in approvals or selections are the biggest cause of schedule slippage. The quicker you decide, the quicker your tradespeople stay on schedule.

A Note on Timely Payment

Progress payments cover completed work plus materials scheduled next. Staying current keeps your tradespeople and materials on schedule.

What to Expect On-Site

A little preparation on both sides keeps things running smoothly and safely:

We keep the site as clean as we'd keep our own home. Expect some noise, dust, and material staging along the way, usually during standard business hours.

If We Find Something Unexpected

Hidden structural, electrical, or plumbing issues can't always be seen until the work is opened up. If we find something, we stop, walk you through your options, and document any change before moving forward, so you're informed before we act, never after.

Scott Chaney Construction stands behind every project we complete: a full year of workmanship coverage from the day we finish, no fine print scavenger hunt required.

Note: This covers workmanship. It doesn't cover normal wear and tear, manufacturer defects, or damage from misuse or lack of maintenance, and we'll always be upfront about what's covered and what isn't.
